Building Surveys / Home Buyers reports - Thoughts?

Now to start packing.

We moved two weeks ago. Very busy decorating at the moment and also have a garage to convert into a laundry and office space. At least something to keep me busy over the winter months :)


Haha, yeah we started yesterday, we've packed 8 boxes ...................only another 58 to go! (n)

Glad you eventually got your move & started settling in. (y)

It'll probably take us 18+ months to get straight. Re-wire, new kitchen, convert cellar room, re-do the attic, decorate etc :rolleyes:
 
Just had my offer on a house accepted, so, day 1 begins tomorrow. Hopefully it will go well, the only sticking point at the moment is 20k of deposit is in a bank in China. So we need to get it out of the country somehow before it's needed.

Talking a while ago to the removal company, the guy said the average timescale these days (up here anyway) was around 16 weeks to move. :rolleyes:
 
We finally moved in on 16th Oct.
Offer was accepted in April. :eek:

Boiler was broken when we moved in, no hot water or heating, and the washing machine plumbing was leaking so had to get a plumber out.
In the last few days discovered the bath leaks, the shower is only hot or :muted: :muted: hot, the bath taps are plumbed in reverse, the shower isolation valve was stuck open and the extractor fan doesn’t work.

So.. a bit of work to do. I’ve replaced the isolation valve, so now I can set about fixing the shower when the new cartridge arrives.
Oh and I had to unblock a drain earlier, which is always pleasant.

Still loving the new place, even with all the issues.
 
Had a moving date agreed over 2 weeks ago, then a phone call from our solicitor today saying whoever it is at the end of the chain, can't now do that day!!!! :jawdrop: WTF? 1 1/2 days notice :punch:

I am assuming you have completed and money has changed hands?

If so then insist that the move goes ahead as planned, the fact that the people at the end of the chain are having problems is their problem and not yours.

I agree. Aren’t you due compensation as well if your move is held up?

Yep, did that & that particular issue was resolved

Should be, BUT it got worse from the other end of the chain/beginning;


Bloody house sale fell through less than 24hrs before moving! :mad::banghead:
99% packed & the beginning of the chain of 5 (we're in the middle) couldn't exchange.

Apparently they are a newly wed couple who have not long been back from honeymoon & were buying their 1st house together, but each still own small properties that are in the early process of being sold.
Stamp duty was going to be around £2,200 BUT because they are owners of more than one property, their solicitor had failed to inform them they were due a bill of around £10,000 which they couldn't guarantee to raise within a month, so reluctantly had to pull out.:bat:

Sorry to hear that. We were very lucky in that we didn’t have to deal with a chain. Hope things get sorted for you soon.
 
Freakin' nightmare!

I said right at the beginning I wasn't going to do an exchange & move on the same day, which would have cost even more as it turned out, but thought everyone HAD signed & it was just a case of the chain of solicitors doing the official stuff the day before. The moving date was agreed by all over 2 weeks previously.

Speaking to our buyers (who are still keen on our house & re listed theirs today) he said his solicitor reckons the 1st buyers solicitor MIGHT have been negligent in not informing them, especially as they may already be dealing with the sale of one of their properties & there's a possibility of claiming some expenses? (probably wouldn't hold my breath with that TBH)


Anyroad, my moneyboss has been out shopping this aft & now stocked up with B&C ............ hic. :beer: (y)

Couple who want our house re-listed theirs the day after & got an offer straight away.
The couple wanting theirs (with finance already in place) then listed their house & got an offer within 2 days from first time buyers who have a mortgage offer, in principle, agreed.
1st couple's survey due to be done on Wednesday.

If everything goes as it should we COULD be moving in 6-7 weeks

The biggest down side is the house we wanted is not now available. :mad:

We've considered going in to rented for a few months if the sale proceeds, but can't be @r5ed with all the hassle TBH, so put an offer in (which has been accepted) on another, smaller but vacant property, that needs a fair bit of renovating, but at least it's liveable while we're doing it.


Can't bare the thought of it going pear-shaped again, but it's just a case of fingers crossed & wait. Crazy system!
 
Well, a further 11-12 weeks on & finally we're moving on Monday. :rolleyes: TFFT.
 
Geesh, and I thought we’d waited a long time.
If it’s anything like us you’ve now got 5 months of decorating a fixing to do :D

Even with this latest sale, I said exchanges need doing well in advance of completion so everyone had decent notice & a date to work towards, so Monday 12th was agreed weeks ago, BUT the exchanges were still only completed yesterday! :mad:

Nah, nowhere near 5 months.

It's a 1930's property.

Loft access/stairs to put in first, then boarding it out so we can store a bit of the clutter.
Electrical work to do.
New kitchen.
New bathroom.
Downstairs loo/cloakroom to put in.
Many of the DG units are misted, so need replacing, or may renew the whole windows.
Bit of damp on 1 wall, so no doubt a bit of re plastering too in other areas.
Put a new feature fire in.

THEN we can start with decorating & carpets/flooring etc.

We're reckoning to allow 18 months (ish) to get straight. :LOL:
