South-West England Burnham on sea tides.

A while ago I went to photograph the low lighthouse on Burnham on sea. Having waited patiently for high tide I was disappointed that it was not as high as I expected and did not reach the structure.
I am in the area again this weekend and the high tide is forecast to between 10 - 11 mtrs. Does anyone know if this is high enough to surround the base of the lighthouse?

It was 10.36m Bank Holiday Saturday at sunset. That just reached the legs of the lighthouse.

I have been there on a really high spring tide and it will reach the sand dunes!
