Hi All,

I have a decent sized garage which is currently cluttered and wanted to tranform it to a studio for portraits etc.

Was looking for advice as to what best I can achieve with the transformation.

Can I rent it out in future etc for nominal charge or do I need some sort of council permission?

Many thanks.

Not that clued up on this ,but here's my take on it ,if your going to use it for personal use i think you'd be ok ,but if you were to rent it out then it would be classed as a business then i'd imagine planning permission would come into it ,but i as i said i'm not that clued up.I'm sure someone will come along with a clearer take on it .

Good luck hope it works out for ta

I am sure someone must have done something similar.

I'm pretty sure you'd need to get planning permission as your house would then be considered a business premises. The council would take several things in to account, like how you renting your studio out would affect your neighbours, and whether the local infrastructure (your road) could deal with the weight of traffic; or at least that's what I've heard in the past when it comes to changing your house into a workplace.

You just beat me to it with that very same link from a search on google from this search,

"using private housing as business premises"

Great minds think alike:)

Indeed!!!

Maybe you should convert it into a lounge which gets used as a studio every so often. Our loft is primarily going to be used as a playstation games room, with the odd studio shoot.

I converted half a double garage into an office/storage about 2-3 years ago.

Wasn't sure about Planning Permission. Strictly speaking I guess I should have applied....but it can cost a fortune just to be told you don't need it.

Likewise Building Regs. We had a builder who didn't believe in that sort of thing. Although he put plenty of insulation in (at my insistence) I'm not sure it meets current standards.

A bit risky doing it that way and I'm not sure I'd do it again.....

Its quite a nice space although nowhere as big as I imagined it would be....

Also you will have tax implications when you decided to ever sell your house. With the lovey people at the VAT office, thats if you decided to ever tell them :-)
