Asbestos, lead, glass,biological, sewers etc dangers should not be overlooked.

Some are unsafe. You probably realise this but it has to be mentioned.
 
Should be plenty in that area on the urbex forums (e.g. derelict places, 28days later, and several other groups), in those groups do not go asking for the address if the location is not given in the description - there are conventions and etiquette to be observed in such circles.
