All excited now: looks as though the deal is done on the new studio.
130m2 - the entire top (fourth) floor of an old 1900's factory complex used for 'other stuff' now - the building next door houses a graphic design studio and the building downstairs and across from me is a custom auto paint shop... Centrally-located in town it has a suitably 'bohemian' appearance that will be very appropriate to my line of work.
Think 'loft-space' in the New York City meaning of the phrase...
Customer parking for up to three vehicles and another municipal pay car-park about 5 minutes walk away.
Half-length windows along two walls (north and east-facing) and full-height brick along the other two.
Perfect window-light and space enough for an ambient portraiture studio and for a flash-studio, both running concurrently.
Also enough room for small office/reception, customer chill-out viewing area, brew area and toilet/changing areas.
There's a bit of work needed: a square 1m x 1m hole in the floor off to one side of the space - left over from some machinery that was removed - will be partitioned-off, covered and converted to storage area for props and lighting... or I'll install a fireman's pole for the fun of it...
Needs a good clean, but I reckon it can be up and running on an unofficial basis inside of two weeks and up to 'legal' German requirements for business premises by the end of February.
Best of all: the owner is a friend of a friend who will waive the rent in lieu of the occasional use (he's a keen amateur with a good line in glamour/erotic imagery), until I have enough clients to make the business pay. We'll then re-negotiate an appropriate rent schedule...
All I have to do is make the space fit for use at my own expense and pay for the electricity and water.
Bonus...
I'll start posting images as the work progresses...ahh... how bored you'll be...
