All excited now: looks as though the deal is done on the new studio.
130m2 - the entire top (fourth) floor of an old 1900's factory complex used for 'other stuff' now - the building next door houses a graphic design studio and the building downstairs and across from me is a custom auto paint shop... Centrally-located in town it has a suitably 'bohemian' appearance that will be very appropriate to my line of work.

Think 'loft-space' in the New York City meaning of the phrase...

Customer parking for up to three vehicles and another municipal pay car-park about 5 minutes walk away.
Half-length windows along two walls (north and east-facing) and full-height brick along the other two.
Perfect window-light and space enough for an ambient portraiture studio and for a flash-studio, both running concurrently.
Also enough room for small office/reception, customer chill-out viewing area, brew area and toilet/changing areas.
There's a bit of work needed: a square 1m x 1m hole in the floor off to one side of the space - left over from some machinery that was removed - will be partitioned-off, covered and converted to storage area for props and lighting... or I'll install a fireman's pole for the fun of it...

Needs a good clean, but I reckon it can be up and running on an unofficial basis inside of two weeks and up to 'legal' German requirements for business premises by the end of February.

Best of all: the owner is a friend of a friend who will waive the rent in lieu of the occasional use (he's a keen amateur with a good line in glamour/erotic imagery), until I have enough clients to make the business pay. We'll then re-negotiate an appropriate rent schedule...
All I have to do is make the space fit for use at my own expense and pay for the electricity and water.

Bonus...

I'll start posting images as the work progresses...ahh... how bored you'll be...:D

Not at all, looking forward to seeing the output! Congratulations and good luck

Sounds like a great opportunity Rob.

Other stuff to do for the moment. Proper site-survey on Thursday when I'll note down and price-up all the work that needs doing to bring it up to spec. re: H&S.
Don't know yet if I have to replace any wiring or water-pipes, which will be a right ball-breaker due to the costs involved over here, but I'll still be able to use location power-packs for the Bowens lights if that does need doing...
Heating and air-con won't be an issue - space heaters and oil-radiators for the Winter - windows open in the Summer...lol

I'll take some 'before' photos then...

Sounds good Rob. Out of interest, are you still employed by HM government, or have you retired from that job ?

Oh, and plenty of pictures please, would like to see the before, during & after stages !!

Steve

Look forward to some pics and an invite for a shoot Rob! ;)

lol...
Studio hire will be available at 25€ per hour with tea and coffee thrown in...plus you pay for any consumables used...
I'll be advertising officially as soon as the H&S BS is taken care of - til then it'll be free to 'friends and family'...

TP discount vouchers will also be available...:D

Excellent news and many congrats.

Can I tentatively suggest a name for the new studio, based on an already working model?

Begeistern!

Congratulations is in order; and let me say that I, too, hate you .

Not only do you have some pretty amazing models to pose for you, you've now sorted out some amazing premise.

I guess the idea of Egypt in December ~ February is out of the question now .

'fraid so. Funds notwithstanding, Jules is expecting our first-born around Dec 24th - I couldn't leave the country even if I wanted to...

...maybe about three days after she comes out of the hospital though...lol

Congrats on that Rob, I hope she doesn't suffer the same fate as my Mum, I came on Christmas day !! (Wonderful present I was )

rob.. if you need any floor or wall tiles for anywhere let me know. i deal with Solnhofen Stone Company in Germany... they only do limestone (but very nice limestone).. and i am sure they would be able to extend their trade prices to you, with a nudge from me

Many thanks - I think it'll be at least January before we're able to afford anything like that - all my funds are currently being ploughed into photographic studio kit: I need to fabricate flats and screens, plus renovate the bathroom/toilet facilities before we can concentrate on makeing the place look 'nice'.
Might even be a year before that task is done.
If you have a link to an online catalgue, that' be great...

Congrats!

Now, before you start selling your work, don't forget to buy a Canon...

Epson all the way - plus I also get a 'friends and family' discount on consumables...for the time being, anyway!!!

Complete FUBAR - messed up the measurements - it's not 130m2 but 250m2...which is a bit better...
Makes no difference to me as I've seen the space, but should help you visualise it til the photos come...

Congrats on this Rob. An exciting time starting up a new business! Hope all goes well for you mate.
